Most marinas run on a spreadsheet, a paper waitlist, and one person's memory. We replace that with software built for the way a marina actually works — and the operating data it produces is what makes everything else we do possible.

wotteri — the tenant platform

wotteri is the resident-facing side of the marina: the dock directory, the community feed, service requests, the vendor marketplace, boats for sale and rent, marina information, and the happiness survey that turns scattered complaints into something a manager can act on. It is live at marinas today and carries its own brand.

Marina operating systems

The staff side: inventory and contracts, money in and out, the condition of the asset, and who is allowed where. Built for seasonal marinas with transient traffic, dry stack, and utilities that have to be metered and rebilled.

Data and benchmarking

Once a facility is on the platform, its performance stops being anecdotal. Owners get a monthly reporting pack; portfolio owners get facility-by-facility comparison; and we get the underwriting edge described on the capital side.

Implementation and migration

The reason marinas stay on paper is that switching looks terrifying. We do the migration — including the shoebox of contracts — and we train the staff on the dock, not over a webinar.

How it's engineered

Boring where it counts.

A marina's billing system is not the place for novelty. The platform runs on managed, mainstream infrastructure with a small, auditable permission model.

Engineering posture

Infrastructure
Managed serverless hosting and managed Postgres, with encryption in transit and at rest and automated backups.
Access model
Passwordless sign-in and role-scoped permissions — tenant, staff, manager, oversight — with per-marina data isolation.
Tenant privacy
Resident contact details and private posts are never exposed to other marinas, vendors, or oversight roles.
Data ownership
The marina owns its records and can export them in full at any time. No lock-in clause, no export fee.
Assurance
A formal SOC 2 examination is on the roadmap, not yet complete; current controls documentation is available on request.

Commercial model

Priced per facility, not per seat.

Marinas are staffed thinly and seasonally. Charging by the user would punish exactly the behavior we want — getting everyone on the system.

License

Annual platform fee per facility, scaled to slip count. Migration and training included. Tenants are never charged.

Managed

Platform bundled into a management or back-office engagement — software becomes a line in the operating budget rather than a separate decision.

Portfolio

Multi-facility agreements with consolidated reporting, shared benchmarks, and a single implementation team across the portfolio.
